VISUAL INSPECTION

$125.00 + samples

** Samples starts at $15.00 each for 5-day results**

The "visual inspection" comprises three parts:

Step 1: An actual visual inspection of the exterior and interior of the property. We will be looking for any chipping, peeling or flaking paint (including but not limited to walls, doors, baseboards, window wells and sills, outside railing, fascia boards and painted floors of porches, basements or garages.)

If we find any defects, we must stop and come back after all visual defects have been fixed.

A failed step 1 induces a $75.00 charge.

!! WARNING !!

Whenever we do an inspection we must notify the MDE of our upcoming visit. If your property does not pass the first step, you will have 30 days to fix all visual defects and complete the dust wipes testing. If you do not contact us to finish the process within 30 days, we will have no choice but to report your property as not compliant to the MDE. 

Step 2: We will draw a floor plan of the property and collect wipe samples in every room. Please note that:

1. Hallways, stairways, walk-in closets or foyer count for 1 room. There are always more rooms that one may anticipate.

2. If a room has replacement windows or NO windows, one sample is needed in that room. But if a room has old painted windows then 2 samples are needed, 1 on the floor and 1 in one of the window wells or sills.

3. Laboratory guidelines and state law require that every inspection starts and ends with a blank sample; sometimes another blank sample must be collected (every 40 samples).

Step 3: If all results are good, we will issue an official

MDE FULL RISK REDUCTION CERTIFICATE.

We will file the certificate and mandatory report with the state. Remember that this certificate will be valid for the life of the tenancy ONLY.

RE-TESTING

$75.00 + samples

Results from the lab are back and a room has failed.

No need to panic, the room was probably not properly cleaned. Let’s try again.

We only need to re-test that particular room.
