TIPS and ADVICE.
CHECK THE PAINT.
Check the condition of all painted areas inside and outside of your property.
There should be no chipping, peeling, flaking or damaged paint of any kind including damaged drywall, worn trim work, or chipped corners.
BE PROACTIVE.
Plan the inspection in advance. We understand that having a lapse between tenants is not good for your wallet, but give yourself time to inspect, fix and clean the property before the new tenants move in. Schedule contractors ahead of time and act like a property manager.
CLEAN INSIDE.
Clean the entire inside of the home with soap and water. Pay special attention to window wells, window sills, door casings, and flooring.
After cleaning, vacuum the entire area using a HEPA or very high quality vacuum cleaner.
GET A TRACKING NUMBER.
Register the property with the MDE and obtain a Tracking Number. Call the MDE at 410-537-4199.
Be aware that without the tracking number we will not be able to issue your certificate.
LOOK OUTSIDE.
If work was done outside, visually inspect the soil surrounding the property and remove any construction debris from the site. Thoroughly clean up any paint chips left behind during repairs.
GIVE US TIME.
We are busy and need to give notice of our upcoming visit to your property at least 48 hours before the scheduled inspection.
